Beams, joists, piers, shims and the ground itself are checked from below, along with anything that has rotted, split, crushed or come away from its bearing.

Joist and beam repair

Timber that has decayed or split is replaced, or sistered where the original member can stay in place. A sound beam that has simply lost its support is a smaller job.

Resetting piers and shims

Piers that have settled are reset or rebuilt and crushed shims are renewed so the load sits where the house was designed to carry it.

Ground moisture and vapor barrier

A sheet barrier over the soil slows moisture rising into the timber. It is not a substitute for fixing the reason the ground is wet, but it makes a real difference once that is done.

Ventilation and access

Blocked vents trap damp air against the joists. Clearing them, and leaving a hatch that someone can actually get through, keeps the space serviceable in future.

Drainage at the perimeter

Grading, gutters and downspout runs get looked at in the same visit, because a crawl space that keeps refilling with water will undo the repair underneath it.

Your Options

The advantage of a crawl space is that the problem can be seen. On a slab everything has to be inferred from measurements, while under a raised floor you can put a light on the rotted beam and the crushed shim and know exactly what you are buying. That usually makes the repair more targeted and the quote easier to check.

How do I know whether my crawl space needs repair?

Can I jack up a sagging floor myself?

Please do not. Lifting part of a house without knowing where the loads run can crack walls, break lines under the floor or drop something on whoever is underneath. It also tends to move the problem rather than solve it. Leave lifting to someone who has measured the house first.

Does a crawl space in San Antonio need a vapor barrier?

Often, yes. Our clay soil holds water for weeks after heavy rain, and that moisture rises into joists and subfloor. A barrier over the soil helps, but only once the water reaching the crawl space has been dealt with through grading and drainage.

Is crawl space work cheaper than slab repair?
