Elevation readings across the floor

Room-by-room readings show the shape of the floor. This is the difference between describing a crack and understanding the movement behind it.

Interior and exterior crack survey

Drainage and tree review

Grading, gutters, flower beds and nearby trees are looked at, because they explain a great deal of what the measurements show.

Your Options

A repair contractor inspecting your foundation has an interest in the outcome. That does not make the findings wrong, but if the stakes are high, a separate structural engineer can be engaged directly by you to give an independent evaluation. Buyers, sellers and anyone facing a large quote often do exactly that, and a reputable contractor will not object to it.

Do I need an engineer or a foundation contractor?

For a straightforward assessment, a contractor inspection is usually enough. For a purchase, a dispute or a large decision, an independent structural engineer you hire directly gives an evaluation with no interest in selling the repair.

How often should an older house be checked?

There is no fixed interval. Most people book when something changes: a new crack, a door that stopped latching, or a dry summer that left visible gaps at the slab edge.

Will you tell me if nothing needs fixing?

Yes. Plenty of San Antonio houses have cosmetic cracks and seasonal door movement without a structural problem. If the readings do not support repair, the report says so.
